What are the main stages involved in a property purchase?

  • You provide the estate agents with our contact details,
  • Your estate agent tells us the address of the property you are buying, and how much you have agreed to pay,
  • We also investigate the title to the property, to ensure that the seller has the right to sell and you know exactly what you are buying
  • We will either report to you in writing or verbally everything that you need to know about the property
  • We check the contract for sale that the seller's solicitors send to us,
  • We make the necessary conveyancing searches
  • We ask any extra questions that are needed of the seller's solicitors to be certain we understand everything about the property,
  • We double check your mortgage offer for you, if applicable
  • We prepare a report that tells you (in easy to read language) everything that you need to know about the property,
  • We exchange contracts - it is at this point that you are committed to the property purchase and a fixed completion date is agreed
  • We draw down your mortgage funds, if applicable or arrange with you the transfer of funds to purchase the property
  • If there is more than one buyer, you have the choice to hold the property as either joint tenants or tenants in common and we can advise which is best for you 
  • We complete your property purchase,
  • We pay any stamp duty due,
  • We register your house in your name at HM Land Registry and confirm this registration to you and your lender if applicable
